Hello, I'm Krista! Originally from Pennsylvania, I've lived in London, Latvia, and now call Orlando, FL home. Before Florida, my adult life was spent overseas as and I found the move to FL a bit confusing. That prompted me to get my RE license.
I have an international background, with an
MSc from the London School of Economics (LSE) and I am the former Executive Director of the American Chamber of Commerce in Latvia.

Not easy to find a free standing home in newer neighborhood that doesn't have HOA. To find a home with no HOA it will be in an old neighborhood, maybe not a safe location, and probably not well maintained. Most suburbs have HOAs.

I left Miami 20 years ago and now my car insurance is Half of what is was in 1998 ! Can you believe it?
You might think that by buying a house is to avoid all these problems, but the neighbor at the next house can also give you problems such as having many visitors and blocking your driveway, renting their house as an Airbnb, and having many parties, not keeping their lawn in shape or having old vehicles on it, having a hoarder and so since there’s so many things on their lawn, it attracts rats and insects and eventually they come to yours house
I think by having a house, apartment or condo it’s always a crap shot what neighbors you will have or the owners or how it’s managed with the HOA but it’s always good to do your research although that doesn’t always avoid everything.
Florida’s big problem is the government that would rather band books and go after gay person than really tackle real problems.
I think you cannot always compare an office with a condo since your office walls when you hear someone on the phone is probably thinner than most condominiums or apartments. Also, it depends on the age of the apartment or condo. I’ve stayed in an apartment over 10 years and had not had a problem. Of course it could depend on the apartment or condo about the insulation or if they have rugs on the floor
I have a different view on this bought the condo in 2020 for 225k in south florida palm beach county paid cash. Value has went up on it. Our hoa is highish ( 808 ) but our facilty is kept in beautiful shape we have 2 pools and a bunch of amenities on the intacoastal in south florida. Cable and wifi is paid through hoa. No issues with noise from neighbors. Maybe cause it is on the highend of hoa and keeps the bs out? But we love our condo
We are considering it, because it is less expensive than California in terms of buying a "home" - single family; however two things stopping us: 1) Home Insurance Costs and 2) Political Climate and is Florida good for the WHOLE family?...
If your point is to never buy a condo because of all these disadvantages, is it the same for an apartment? Because some of us don’t want the responsibility of a house, many people say if you have a house you have equity, but you also have the responsibility of making sure the air-conditioning works for buying a new one making sure Not only buying one but going through choosing which company to use and hoping you get the correct one, The same thing for new roof. Most subdivisions are HOA now so you’re not avoiding Fees except in a very old neighborhood. I don’t want the responsibility of mowing myself or hiring somebody else To mow it plus I’m sort of against lawns because the people around me are always putting pesticides and fertilizer to keep the lawn perfect. I actually have a rock Garden and low maintenance plants, but I want to move to an apartment or condo. Don’t know which also I like to travel so it’s always hectic.
Unless you live in an old town or city in Florida, there is no character or sense of community....just cookie cutter particle board row houses, chain resturants and traffic. If you do.live in an old town or city, investors are busy knocking down the old buildings that actually have character and replacing them with gatbage. This once lovely state is almost completely destroyed by greed.
This shows that conservative economic policy is better than the house of cards system many use now. I save the profits from my condos and maintain them well to avoid economic surprises.

I don't think Orlando is in the area affected by the reserve legislation.
The real estate speculation and high demand has created a bubble - real estate that was selling for 500,000 is now selling for close to a million ... this price increase is entirely artificial ... there will be a market correction and anyone who tries to tell you different has "skin in the game". Let the buyer beware.
Been living in Florida for 40 years now, but my wife and I are so done with it. It's been mostly nice, but we're done with the long, hot, humid months and political climate. We'll hopefully be gone within a year and move to Washington State.
I thought about taking my home equity and move elsewhere, then I saw how much a same size house was selling in other desirable areas and changed my mind.

It's the Governor. That's the problem. He's the one letting insurance companies over charge and employers under pay. He's more concerned with fighting the "woke agenda" that helping Floridians.
Don’t even consider buying a townhouse. Even though the builder (lier) said there’s soundproof walls…the sound goes straight up to the roof. We are younger boomers and our next door younger neighbors were constantly saying we were loud. We watch crazy movies and love music etc. Trust me. Don’t move into townhouse or condo or you will either be complaining like my neighbor or prevented from enjoying yourself (like me 🎉) I live in an over 55 community in a house and it’s heaven.
Literal 100% increase in my condos' HOA fees this year. Insurance hikes are doing a real number on the Florida real estate market ATM.

My condo has paid for itself. Difference in rents for inland and desired beachfront. Its the current assessments that are devaluing and discouraging.
Here's the truth. They would rather tear them down than put a dime into their upkeep or lower their rent... IMO
for me it is not part of the united states even english is not spoken in miami and fort lauderdale there is a form of racism in florida that is unique the building where i live one day will collapse there are no maintenance and respect for the safety of the residents

I lived in Sarasota for almost 17 years. At first I really loved it. Especially the white sand beaches and the Palm trees. By the early 2000s it was bursting at the seams. It used to be nothing but dirt roads and orange groves. Way too overdeveloped and terrible traffic. It depends on what you prefer. I am more of a small town person myself.
I moved down here from DC. I’m finding that the cost of living is about equal, but the salaries are not and there is not as much to do.
I lived in DuPont Cir area after college and worked in DC. It's hard for me to compare "things to do" because what I did in my early 20s doesn't really intersect with my interests now, but in DC you can get out of DC pretty quickly and see other things. In Florida you have to drive an awfully long way for a real change of pace.

I think this program is riskiest in markets like FL that tend to boom and bust. But additionally, all of the tax and insurance issues can force someone who is already not in the best financial position to have to sell. I’m not sure this is good for any first time home buyer. Having to save up a good down payment is a practice in financial discipline that you will most certainly need when things start to break.
Florida is a sinking dump. No love lost here for its idiotic politics, greedy over development, and dime a dozen real estate sales hacks. Hoping the alligators reclaim their home.
Florida was a gator-filled swamp before and is still today, but with more hurricanes and gators. Why anybody would want to live in a steam bath is way beyond my comprehension.

NAILED IT !!!!! I been here in this State for more than 71 years, and FINALLY my Family wants to move out of here . For me at my old age , I am stuck in the house because I can no longer take the Hot Humid African Heat 9 months of the year. Its to crowded here as I moved to get away from South Florida . I moved 123 miles North to Sebastian and now a grown Population in just in the town has risen to 27,000 people . Alot has escaped Miami , Dade , and Broward , and the Palm beaches because of the CHAOS down there . Also people from Mass , Rhode Island , Jersey , NY has flooded my town with their Democratic values . I have done alot of RESEARCH every day , and decided to move to a small mountain town in the Carolinas , so I can breathe my last fresh air , and to spread my ashes when I die over the mountains .
